    Didn't do the job

In the end he couldn't do the architectural plans we wanted after a year of leading is on. Then did an out door plot plan and after paying a 10 percent downpayment didn't get a refund after only getting a plot plan. Stay away!

We have them to re-model our 2nd floor, including remove wall paper, paint, remove carpet and install new flooring. They have provided efficient work timeline and good quality of services. We are happy about their work.

BuiltSmart Construction came out do a bathroom renovation in my condo. Justin was great from the minute he gave the quote to the completion of the project. BuiltSmart did their work quickly and thoroughly. I would highly recommend BuiltSmart Construction.

    Basement playroom
    $20,000

Justin is great. Incredibly communicative, honest, and hardworking. BuiltSmart turned our crumby old basement into a gorgeous playroom, and aside from my wife and I choosing a super expensive carpet on our own, Justin kept the entire project on budget. The quality of the work, and his electricians and plumbers was fantastic. And on several occasions Justin himself stayed later to finish certain things himself. We will be using BuiltSmart again, for sure.

    bathroom renovation
    $16,000

We got 3 quotes from contractors for a bathroom gut renovation. BuiltSmart had the lowest bid and could start the soonest. We liked the person who came and gave the quote even though he seemed on the young side. What we didn't know and were never told was that the people who were going to do the actual work were not the owners who we met. They sent a couple of guys who did everything from the demo to the tile to the painting. They did have a separate plumber and electrician. The problem from the beginning was communication. The guys doing the work didn't speak English which we didn't mind except when we had a question about something. It became increasingly frustrating to not get answers to questions from the people doing the work in our house. We had to call/text one of the owners and wait for them to get back to us to then have someone communicate to the workers what we wanted. The other issue was that the man doing the majority of the work wasn't an expert at anything. He was ok at some things and good at others. As the bathroom came together we noticed lots of flaws. Sloppy tile work with a few tiles installed with rough edges, messy caulking around lots of areas of the shower, wrong material used at base of tub to prevent water seepage, a gap in the wall for shower head that was left open, very rough, sub-par wood for built-in shelving, areas that needed molding or similar to finish where wall meets door frame,,,, etc. And now we are less than a year from the job being complete and there is grout falling out of the tiles in the corner closest to shower head. We contacted Justin on many occasions asking him to send someone (not original worker but a tile expert) to fix the grout issue. Also we had a towel rack installed by their worker which promptly fell off the wall after a few months and left large holes. He kept saying he was SO busy and his guys had other jobs to do but he would let us know. Months went by and he kept putting us off making us feel like everything else was more important than fixing the problems we were having. Finally he offered us money to have us hire someone else to fix the tile/grout issue and holes in the wall but he wasn't willing to give us the amount we asked for after getting 2 quotes. (should we have to get quotes from more contractors to fix issues that original contractor caused?) The bottom line is he kept putting us off, telling us how many satisfied customers he had (what about the unsatisfied ones???!!!) and making us feel like we were his lowest priority over and over again. I would NOT recommend Justin/BuiltSmart Construction. I also NEVER write reviews on anything!!! I understand people make mistakes but the way we've been treated by Justin Chrzanowski of BuiltSmart has been totally unprofessional.

Response from Builtsmart Construction March 6, 2018
This client is not representing the interaction at all as to how it went. They were intent on getting the cheapest price for their bathroom to be remodeled. We gave them our very best price at the time. We did the work very promptly and professionally. The workers we had there worked very hard and there was never an occasion where there was a question that was not answered immediately about the work going on. In fact they were so happy with the work they asked us to do work in 2 other areas of the house. The problems all started when they came back to me 8 months after the work was completed asking for repairs. I went back to the house to see what went wrong. We installed the towel bar to the manufacturers specifications, however, no towel bar can take a high level of pulling on it, etc. this bathroom was for their teenage children and it appeared that the towel bar had been misused and that is why it fell off. As for the other complaint. The grout was installed properly. I offered to recaulk the corners and the intersection between the tile and the tub for them. They insisted that I send another worker. It was at this point I realized that they were going to cause more problems and I didn’t want to continue to be sucked into a situation where nothing would please then. They had an issue with non American workers from day 1. I suggested that they May want to find someone that would be more comfortable to them to fix the problem. They said this was great and went about finding someone. I had asked them that I just needed to see the pricing they got because I didn’t want them having other things in their house fixed under the same quote. They refused to provide me any documentation and threatened to harass me online if I didn’t pay them money. I proceeded to not respond to these threats. Since then this client posted reviews that were dirrogatory and removed from various sites because of their rude nature. This client has now gone back and used different log ins to create new reviews that are just tame enough to meet the guidelines of these various social media sites. This is not a case of a bad contractor but rather a client looking for me to fix the damage that they caused. We have never had this issue before as can be seen from our various positive reviews and ensure our clients are statisfied(as was this one originally) before we close out the project.

Greatest thing about Justin and his company is dedication on working with honesty and approachable. Attentive and listen to you concern whole building the house you dream of. It was a stressful start to journey from quote to drawings but Justin had made it pain free. We just started demo work and latest can see his crew are professional that are very efficient. We look forward to what the rest of the building process but already we feel we hire the right person to help us.

Basement bathroom installation, painting family room, bed room and bathroom. Work started April 10 and finished by May 17. Work was completed to my satisfaction. The project took longer than I expected because of Easter Holidays and some inspection delays but the final product was worth waiting.

BuiltSmart did a great job on my renovation. We wanted to get our attic converted in to a master suite with add-on dormers. They did an amazing job. It looks like a luxury hotel room now after all the hard work they put in. They were very easy to work with and understanding with all the changes we added during the process.

Q&A with Builtsmart Construction Ask a Question

Q:
Cost per square foot: are we asking contractors the right survey questions? Cost per square foot: are we asking contractors the right survey questions?
A:
These questions all look good. But a major factor would be regarding the quality of the materials used and also the level of quality on the overall project. If people use very high end materials or fixtures this can drastically alter the price per square foot. Also, some additions require additional heating sources while others don't. It would be good to include some questions to accurately identify the scope i.e. what systems are being upgraded. The hardest thing right now are customers looking on line and seeing a per sq foot number that doesn't match what their intended scope is.

Q:
Contractor license exam prep Contractor license exam prep
A:
In Massachusetts the best way is to go to a test prep class. It will usually run 6-8 weeks but really helps your odds of passing the exam.
Q:
Favorite online suppliers for building materials? Favorite online suppliers for building materials?
A:
I have used many different online suppliers in the past. Amazon is always great because of their shipping times if there is a prime available product. Build.com and Others are very good as well. For me and my business it all comes down to speed of shipping, quality of customer services, and price.
Q:
Does anybody else think the pay for play 2.5% is unrealistic for the large projects? Does anybody else think the pay for play 2.5% is unrealistic for the large projects?
A:
I think 2.5% was a great idea from buildzoom , this works good for both contractors and buildzoom , keep in mind in order for us to get leads some one has to pay for marketing, checking with customer to make sure is a good lead . buildzoom has to compete with other major sites like Home advisor, yelp . best thing about buildzoom we don't pay unless we win the job. try doing this with Thumbtack, home advisor YES they are big but ,they been in business longer.
Q:
Should I ask my contractor to repair damage to my home caused by his team? Should I ask my contractor to repair damage to my home caused by his team?
A:
Your contractor should be volunteering to fix any damage they cause. With my crews, I always instruct them to leave the home we are working on in at least the same condition we found it. If they damaged it just explain to the foreman and they should have no problem fixing it.
