    We had no idea what a home renovation would entail, but we met with several design & remodel companies and Konstrukt was hands down the best! We told John we wanted to add an office and remodel the living spaces. We had some ideas, which John said he could do, but he offered other ideas because what we suggested would be really expensive. We loved how John was so easy going and low pressure. And when we received the written bid it was within the range of his verbal quote and within our budget.

    We hired John and his team and couldn't be happier. John assigned Troy as our Project Manager. He was very professional and knowledgeable. While we were in the process of picking out paint colors, flooring, baseboards, door casings, doors, material for the fireplace, etc, Troy was always available to answer our questions and provide a recommendation. He worked well with his team and the city inspectors. We trusted him at our home and around our family. In fact, it felt like he became part of our family. We miss him now that the work is done!

    The good news is that we have some work we want done upstairs and we will definitely hire Konstrukt to do the job. We are so impressed with the quality of the work that John, Troy, and the team did on our house. We're loyal customers and recommend them to anyone looking to add-on to or remodel their home.

    I found all the members of the Konstrukt team to be extremely helpful as well as thoroughly professional. They made sure I was well informed throughout the process and consulted me on structural issues as well as aesthetic issues. I needed to rebuilt a long retaining wall on the side of the house. I definitely plan on consulting them about any future renovation projects.

  What formula do you use to come up with a budget for a project? What formula do you use to come up with a budget for a project?
A:
   Square footage pricing is ok for large additions, but realistically all jobs are different and you can't really put a square footage price on it. We basically will use cost plus on our bids, we will figure out how long each task will take, the amount of materials, & then mark it up. This gives the most accurate costs, at least that is how we feel.

A:
   Permitting issues can be put to rest before the project starts. Obviously you shouldn't start a job until permits have been issued, we always explain the process to the homeowner and give them an approximate time frame for permitting. Depending on the City, it could be between 3 & 8 weeks to get a permit. We have found that as long as the owner knows up front, there will be no issues. Additional project time is usually taken care of by a live schedule, meaning we use a live schedule that owners can see real time. They can see if something got pushed and why it was pushed, rain for example. As long as owners are updated regularly they don't seem to have a problem, if it is something you wait until last minute to tell them, well then you could have an issue. Additional costs are only due to two factors: 1) The owner decides to change something, or 2) something pops up that was unforeseen, if this occurs then we discuss the change with the owner and come to an agreement on costs & time change.

A:
   Be sure to have all of your selections done prior to the start of the job, this will alleviate any stoppage of the work flow. You don't want the contractor waiting for you to make selections. Be sure you have covered all of your basis prior to starting, change orders can put a damper on the job and it can usually add time and money. Be in control of your money, be sure you are paying for work completed and not work that is incomplete.

A:
   We recommend getting several bids, however, cost does not necessarily indicate value of work (ie high cost = great work and low cost = bad work). You should move forward with a company that gives a clear outline of pricing and expectations, that you feel comfortable with and that you have researched. A great way to find someone to work on your home is asking friends or neighbors if they can recommend anyone that they have used. Beware before you open your house up to just anyone!

   I would always recommend that a home security system is installed. There are so many different options on the market; from companies that install and monitor to DIY monitors such as DropCam.
