    install concrete parking pad
    $11,000

I would not recommend RLP HOME IMPROVEMENT. I worked with Roberto Lopez and RLP Home Improvement (MHIC# 107278) on several home projects, but Roberto tends to cut corners and made a critical mistake that has cost me tens of thousands of dollars in losses due to an inability to rent my house and possibly having to redo a project that I paid him to complete. The worst part, is that he refuses to own-up to his error.

To be fair, Roberto performs decent work, but has zero knowledge of legal permit processes, which are critical in Maryland. Combined with a language barrier and his lack of computer literacy, his ability to comply with local laws and regulations is severely hindered. I get the impression that he is also frequently strapped for cash, because he would constantly be asking for advance payments so he could “pay his guys.” I should’ve taken this as a red flag, and I’m quite surprised that he has been able to maintain his state license since he is clearly not financially solvent.

I hired Roberto to install a concrete parking pad in the back of my rowhome. At the time, he insisted that a city permit was not required for the project and, against my better judgement, I took him at his word. Subsequently, a city inspector came to see the completed project and asked me to produce a permit. I was obviously unable to do this, and when I queried Roberto, his response was “I didn’t know we needed one.” He did not offer to rectify the issue, but demanded additional payments to complete a permit process, which he admittedly did not even know existed.

Long story short, my property has been vacant since February and the city may require me to demolish the parking pad and reinstall it since we did not go through the proper process.

Roberto’s bidding strategy tends to focus on undercutting his competitors, but in retrospect, it would have been worth it for me to to spend the extra money to work with a reputable, knowledgable contractor who knew how to get the job completed properly. I would not recommend Roberto for another project, because he clearly cannot afford to correct his mistakes.

    Multi-Room Remodel project

We did a total gut job and redesign of the master bathroom and upgrades to kitchen. A week into the project, we added lightning to formal dining area.
Roberto, the project manager was very helpful and provided important information on many of the design decisions my wife and I made. It was our first project of this scale, and Roberto’s input was instrumental in the color schemes.
The quality of work was exceptional; from tile, to painting, to the materials selected. The finished product was better than we expected. I highly recommend RLP and will definitely use them on future projects.

The pictures provided are only of fences. I need someone with demonstrated yard drainage expertise. Thanks, anyway.

    Other Residential Remodel project

Roberto was there every step of the way. When there were changes to the project, he explained then to me and allowed me to make the final decision. I trusted his judgment during the entire process. Work was excellent and will definitely utilize his company again. Highly recommended.

    Other Residential Remodel project

Roof electric deck repair toilet etc. Roof- great job good price and efficient. Toilet- not secure and wobbly. Was to come back to fix but it's been a couple weeks. Electric - after waiting two months for his electrician to get the permit he decided not to renew his license and was to replace him. Never did. Deck - didnt complete. He debated with architect, state of MD and inspector on work to be performed. Tried to do way more than what was required. Inspector said those extra items are not worn as he stated. Very bad with paperwork possibly due to English and grammar issues. Verbal is fine. Paper is another story.

    Roofing project

Don’t waste your time. They come out and looked at the project in detail and promised a proposal. A month later when I followed up they were busy working on other proposals before mine. Then, when I followed up a 2nd time, they change their status in Buildzoom to “no longer available”. Not even the courtesy to respond to me directly.

    Bathroom Remodel project

Rlp Home Improvement, LLC, was well organized with various photo's, sample materials, and resources, which helped the customer to "see the vision", and understand exactly how the remodeled finished, completed, project will be accomplished. Roberto was able to communicate his ideas, suggestions, as well as explain what he and his team will do, and how they will do it. The 'length of time' could have been completed in a shorter time-frame; however, we realize extra 'time' was spent when the customer drove to the business /store to decide what type /kind of materials / resources, he specifically wanted to be purchased, for his own satisfaction,

    Fences project

I had a large section of wood fencing replaced and some siding repaired. They were very nice to work with and did a great job. They were friendly and respectful and went out of their way to make sure all was done to my satisfaction. My neighbor hired them to do some work after watching my work being done and I will have them do more work soon.

    Kitchen Remodel project

Roberto & Donnie were excellent--they did careful, quality work. They were easy to work with. They paid close attention to my explanations of what needed to be done; made suggestions as necessary; and completed the work to my total satisfaction. I will certainly use them again.

Replaced ceiling tile; primed kitchen paneled wall with oil- based primer, repaired wall beside/behind refrig; painted all walls with 2 coats of paint; replaced door casings around 3 doors; replaced baseboard around entire kitchen and pantry. Installed one new outlet; replaced regular outlet with GFCI near sink; replaced brown switches and outlets with cream colored ones; removed humidifier from furnace, closing off with sheet metal the associated places on the furnace.
